What is VIRTUAL REALITY_

Virtual Reality (VR) is the use of computer technology to create a simulated environment. Virtual reality places the user inside a three-dimensional experience.

We work with consumer VR headsets (such as the Oculus Quest, commonly used for gaming) to provide a property perspective that resembles real life more than any other. There is no other product that allows you to truly feel like you are inside your project like VR.

We also use Unreal Engine, the world’s most open and advanced real-time 3D creation tool for photoreal visuals and immersive experiences. This turns your project into a fully realised interactive VR environment with as many different spaces and interactive elements as you require.

Types of Virtual reality_

The three main VR categories are the following:

Non-Immersive Virtual Reality

This category is often overlooked as VR simply because it’s so common. Non-immersive VR technology features a computer-generated virtual environment where the user simultaneously remains aware and controlled by their physical environment. Video games are a prime example of non-immersive VR.

SEMI-Immersive Virtual Reality

This type of VR provides an experience partially based in a virtual environment. This type of VR is best used for educational and training purposes with graphical computing and large projector systems, such as flight simulators for pilot trainees.

FULLY-Immersive Virtual Reality

This type of VR generates the most realistic simulation experience, from sight to sound to sometimes even olfactory sensations. Car racing games are an example of immersive virtual reality that gives the user the sensation of speed and driving skills. Developed for gaming and other entertainment purposes, VR use in other sectors is increasing.

So how does that relate to property development? Because we use fully immersive VR, instead of viewing a screen in front of them, clients can be immersed in and interact with 3D worlds. Virtual reality utilises fantastic CGI visualisation to reveal a new way for clients to experience the space they are transforming or creating.

Why VR is beneficial_

Despite the technology being not very new and quite well-known, virtual reality in real estate has not become very wide spread yet. A VR tour may become your trump card in sales as а potential client is much more likely to be drawn to your offer.

The world of virtual reality and 3D space is definitely more compact than the physical model of any building or premises. That is why it is an undoubted advantage that you do not need to create huge models, full-scale mock-ups or printed matter. On top of that, this technology provides full mobility which is especially important if you visit numerous exhibitions as a participant and need to demonstrate your product. No additional luggage or worries about delivery of your delicate equipment – all the necessary things will fit in your bag.

High informative value + -

Many things can be demonstrated or explained repeatedly, yet you can still be left with a very incomplete picture. But as they say, a picture (or a VR tour in our case) is worth a thousand words – you see it once and almost immediately know what you will get. A buyer or potential investor will have an opportunity to see with their own eyes what they are investing in and be sure of the outcome.

Flexibility with changes + -

Architecture and construction are almost always synonymous with changes and they are usually long-lasting and not exactly cheap. The use of virtual reality solves the problem of expensive and time-consuming modifications. Not only will you have an opportunity to make changes more quickly and easily, but also customize the system so that a user, for instance, should be able to choose the colour of an object etc. Certainly, much depends on the configuration of the program, but just imagine how exciting it would feel to be not only an observer but an active user of a virtual world.
